Estate Property Visit Checklist

Use this checklist to organize observations and questions. It does not replace a professional inspection, insurance requirement, emergency service, or legal advice.

Before entry

Confirm written authority, appointment time, access method, alarm instructions, occupants or pets, known hazards, approved attendees, and emergency contacts.

Exterior observations

Photograph doors, windows, roof areas visible from the ground, siding, yard, driveway, mailbox, deliveries, visible storm effects, and signs of entry or damage.

Interior observations

Photograph each room, visible water or staining, obvious odors, thermostat, accessible utility indicators, pests, open windows, personal property disturbance, and anything changed since the last visit.

Access record

Record arrival and departure, who entered, why they entered, keys transferred, vendor tasks, photos taken, and follow-up requested.

After the visit

Separate urgent safety issues, professional referrals, client decisions, and routine next steps. Store the report securely and share it only with authorized recipients.
